Preparing for the Spring Market! (2022 Sellers Edition)
Calgary and Cochrane’s real estate market have taken off lately. The low inventory of properties hitting the market along with the interest from out of province buyers has contributed to our local real estate booming. We have been telling all our clients who were on the fence about listing their homes during the holiday season to push to get them listed and take advantage of the seller’s market.
We have been seeing unique situations for specific home types (Single family between $400,000-$600,000) hitting the market and receiving multiple offers and ultimately selling over the list price.
Getting prepared!
1. Find out what your home is worth. The market is changing so quickly that it is important to know what is happening in your community. You can stay on top of this information by requesting a home evaluation. This is a no obligation phone call or meeting to determine where your home fits with the current Active and Sold properties. I always do my best to walk step by step through the process of how we determine the price of the home.
2. Preparing the home to sell from a condition standpoint. Little details that go unnoticed over the year will stand out to potential buyers who are entering with fresh eyes. These little details could make the difference between the home selling quickly or sitting on the market. They can also factor into the amount of money a buyer offers. Spending a little time now can make for a smoother process in the end. This could mean a fresh paint job or a carpet clean. Ask before you renovate as not every upgrade will see a return.
3. Have a plan for where you are going. It is always great to discuss the plan for when the house sells. The low inventory of homes is helpful when it is time to sell but can be very challenging when it comes to finding that dream home. It is always good to plan for all scenarios and work towards the best outcomes. This might be the perfect time to consider the downsize. The condo and townhouse market are slowly getting stronger as the inventory decreases but they haven’t seen the same price inflation as the other home categories….yet!
4. Choosing the right realtor®. This is where I tell you a little about myself, especially for those who I have not have the privilege of meeting before. My hope for 2022 is that we see more inventory of homes come to the market. If the current trend continues Albertans could see the local market become unattainable like some others across Canada. Interest rates were held recently but we are expecting to see increases coming soon. It is always an exciting time to be in the real estate market.
